Mould can be a health risk to tenants, and a risk to the value of rental returns, so it makes sense to treat and try to prevent the spread of mould in a rental property.

Mould is a clear sign of moisture. This could be occurring because the house is not ventilated sufficiently, it has a leak, or there is rising damp. When mould occurs in a rental property, disputes can arise over who is responsible and how to treat the problem.

Make sure your property is compliant under the Residential Tenancies Act

Section 45 of the Residential Tenancies Act states that landlords are responsible for providing their premises in a “reasonable state of cleanliness”. A landlord needs to ensure their premises is mould-free before a tenancy commences. If the building structure is the cause of mould (e.g., if there is a leak) the landlord is responsible. Such problems should be rectified by the landlord to preserve the rental and protect the tenant’s health.
Section 40 of the Residential Tenancies Act states the tenant shall “keep the premises reasonably clean and tidy”. Tenants need to ensure the rental property remains mould-free during occupation by maintaining adequate ventilation and letting the property breathe out moisture accumulated from daily living.

Mould will often leave discolouration and it is tempting to simply paint over the surface. But mould can’t just be painted over; if it is not killed properly before painting it will simply grow behind the paint.

The mould removal process

After the initial assessment, we will pre-spray all mould hot spots where mould is visually concentrated with our preparation solution.

This kills mould spores and helps prevent them from being released into the air, and also prepares the surface for Zoono® application.

We then use our industrial fogging machines to fog the entire space with Zoono®.

The process of fogging allows the product to dry-penetrate surfaces to inhibit and kill organic growth (such as mould) without damaging anything in the space.

Treatments usually take no more than 3 or 4 hours, and tenants can come back into the space shortly after treatment is completed.

What actions can you take to prevent mould on your rental property?

LANDLORDS

  • Don’t use gas heaters

  • Wipe damp window sills
  • Run a dehumidifier

It is a good idea to educate your tenants at the start of the tenancy about strategies to prevent mould and dampness. Failure to do so may result in the tenant pursuing you in the Tenancy Tribunal court for personal belongings that have been ruined by mould. If you can’t prove it was the fault of the tenant, you may find yourself liable.

Sometimes neither the landlord nor the tenant is responsible for causing mould. Mould can result from positioning of a house that doesn’t get a lot of sun, or the true cause may remain a mystery. It’s important for the landlord and the tenant to communicate and take measures to try to identify the root of the problem.

In the meantime, it’s essential that the tenant cleans any build-up of mould. Leaving mould on ceilings and walls is a health hazard for all people living in the home.
